The proposed 172-residential unit project received its second reading from Gibsons council during its Nov. 5 Regular meeting and a public hearing has been scheduled.
The project is located on Lots A and C on Gibsons Way, near the corner of Gibsons Way and Mahan Road and is comprised of one commercial building and three residential buildings.
The proposal calls for an Official Community Plan (OCP) amendment redesignating the area to high-density residential and two separate zoning amendments.
Lot A is proposed to be rezoned to Upper Gibsons Commercial District 1 and Lot C is proposed to be rezoned to Multi-Family Residential 8.
The developer has committed to creating a four-metre right-of-way through the property as part of the OCP and zoning amendment.
Council gave second reading to the development and resolved to address specific Advisory Design Panel recommendations later in the application process, once the development permit is issued.
Next for the development is a public hearing, scheduled for for Dec. 3, 2024.
Additionally, the Zoning Amendment Bylaw will require approval from the Ministry of Transportation and Infrastructure after third reading and before adoption because the property is within 800 metres of the highway.
