Gibsons council advances duplex and 172 apartment units with rezoning plans

Major development receives council green light in Gibsons: Public meeting set for new residential project with community input

The proposed duplex along Marine Drive and the 172-apartment units on Lots A and C of Gibsons Way received nods from Gibsons council. 

During the Town of Gibsons Oct. 8 regular meeting, council gave additional readings to the two developments previously discussed during their last committee of the whole and planned to have developers integrate Advisory Design Panel (ADP) recommendations. 

The public hearing for these developments, previously slated for Nov. 5, has also been rescheduled. 

528 Marine Drive

The three-storey duplex development at 528 Marine Drive is made up of one three-bedroom unit and one four-bedroom unit.

An Official Community Plan (OCP) amendment is needed, redesignating the land to a brand new designation –– residential waterfront –– and the area will need to be rezoned to a new residential waterfront zone. 

The proposal also calls for a flood exemption to reduce the floodplain setback to 7.5 metres from 15 metres.

Mayor Silas White moved that the development be given second reading, that the developer integrate the recommendation from the ADP for their form and character development permit and directed staff to schedule a public hearing, which carried. 

Lots A and C Gibsons Way

The other development discussed, a four-building 172-residence project on the corner of Gibsons Way and Mahan Road also advanced. 

Comprised of one commercial building and three residential buildings, the proposal calls for an OCP amendment redesignating the area to high-density residential and two separate zoning amendments. 

Lot A will be rezoned to Upper Gibsons Commercial District 1 and Lot C will be rezoned to Multi-Family Residential 8.

Council gave first reading to the development and will hold a public information meeting before giving second reading.

The public information meeting is scheduled for Oct. 21 from 4 p.m. to 6 p.m. at the Gibsons & Area Community Centre.
