Sechelt council gave second reading to a rezoning for a mixed residential development on Tower Road at its July 19 regular meeting.
Silver Valley Homes’ application proposes a total of 36 units on two hectares in West Sechelt on Lot 5 of Tower Road.
The development proposes a mix of single-family homes, duplexes and townhomes with variation from studios to three-bedroom units.
The bylaw to change the zoning from Rural 1 (RU1) to Rural 3 (Small Lot Residential), Rural 4 (Urban Infill Residential) and Residential Multiple 1 (RM1), received first reading in March.
The proposed community amenity contribution is $162,500, a nine per cent park land dedication on the northeast corner of the property, as well as somewhere around $610,000 in development cost charges.
Before the amendment is adopted, the developer is to confirm water demand reduction and conservation plans.
Coun. Dianne McLauchlan was the sole vote against the reading, citing concerns around conservation design, where infill housing is allowed and water.
Council also had discussion around implementing FireSmart principles in such developments but noted that deeper discussion would have to happen at a committee of the whole.
The next step for the bylaw is a public hearing.
